The property is completely private and fully fenced, with an automatic entrance gate. Surrounded by lush vegetation and a picturesque woodland of oak and holm oak trees, it offers excellent privacy and a wonderfully peaceful atmosphere.

The outdoor spaces blend harmoniously with the surrounding landscape. Approximately 10,000 sqm of beautifully maintained gardens, with lawns and flowering plants, feature elegant relaxation areas furnished with high-quality outdoor sofas, sun loungers and seating. The villa’s convenient location also makes it possible to reach Rome in approximately two hours by car or by public transport. Arezzo railway station, about 40 minutes away by car, offers high-speed train connections to Rome in approximately one hour.

At the entrance to the villa, a spacious partially covered veranda has been designed for making the most of outdoor living. It is furnished with a large dining table and equipped with ceiling fans. The outdoor kitchen with barbecue is shaded by a magnificent centuries-old oak tree and provides a delightful setting for cooking while enjoying views of the swimming pool.

On the ground floor, there is a spacious and tastefully furnished living room with a dining area, featuring exposed wooden-beam ceilings and air conditioning (heating/cooling). The adjacent kitchen is fully equipped and includes a double sink and a fridge-freezer with an ice dispenser. Also on the ground floor, there is a bedroom with two single beds that can be joined together to form a double bed, along with a private bathroom. On the upper floor, there are two air-conditioned double bedrooms, each with an en-suite bathroom, as well as a further air-conditioned bedroom with two single beds that can be joined together and its own private bathroom.
